We understand your desire to have a clear understanding of your expenses. Different contractors have different pricing methods - some charge by the hour, while others charge per job. Some may include materials in their pricing, while others may offer them at an additional cost. At StoneOak Property Services, we incorporate all of these options based on the size, complexity, and expected duration of the project, as well as the resources required.
For smaller tasks like taking care of a list of handyman tasks or a small job, we offer the option of charging by the hour. However, to provide you with complete transparency, we prefer to present you with our "daily rate" so you can have a clear understanding of the total cost.
For larger projects that take more than a day or so, we charge based on the entire project. This includes a comprehensive calculation of everything involved - time, materials, labor, and more - so you know exactly what you're paying for.
We understand that changes may arise during the course of the project or unforeseen issues may come to light. In such cases, we will discuss these changes with you and provide a Change Order that outlines the impact on the schedule and/or budget. Rest assured, we only implement approved Change Orders.

At times, we utilize our own skilled crew to complete the job. Yes, we have our own talented crew! On other occasions, we engage subcontractors after successfully bidding or securing a project, especially if certain parts of the job require specialized expertise or when labor availability is limited. Regardless of the scenario, we exclusively collaborate with exceptional professionals who are licensed and insured, ensuring top-notch results.
Permits play a essential role in numerous construction projects, and the nature of the construction work and its location determine whether permits are necessary or exempted.
Sometimes, depending on the nature of the work being carried out, a whole range of permits may be required to ensure the smooth and uninterrupted advancement of the project.
